BMCs team of accountants, financial analysts and operators work together to unlock the highest value possible for each asset that we bring to our investor network.  We personally invest the time necessary to understand each element of a property or portfolio.  If value can be added by redeveloping or repositioning an asset, our team members will work with ownership throughout this process before exposing it to potential buyers.  We will oversee and coordinate the efforts of architects, engineers, project managers and our in-house staff as necessary to ensure that your property is in the best marketable condition possible, and is packaged with verifiable financials that underscore its intrinsic value.  We scrutinize every aspect of our offering materials from our multifaceted perspective as brokers, owners, and developers of commercial real estate.  Both buyers and sellers benefit from this broad experience and knowledge base.


Self Storage & Office

Representing a consortium of dedicated clients, BMC actively pursues self storage facilities throughout the State of Florida.  Our clients are focused on both stabilized assets and value-add opportunities.  The team is focused on both portfolio and single asset acquisitions that have a minimum of 40,000 square feet of rentable area per facility; with the exception of specific submarkets (smaller sizes may be considered).  In early 2012, BMC formed a Joint Venture with Storage Rentals of America, www.sroa.com for property and asset management.  SROA has an extensive track record as a premier regional operator of Class A & B Office assets along the east coast of the U.S.

BMC owns and manages 3 million sq ft of Self Storage across Florida, Ohio, Kentucky, South Carolina, & Delaware.

Hospitality

hotel_finalRepresenting a consortium of dedicated clients, BMC actively pursues limited service hotel product in urban and dense suburban markets throughout the continental United States.  While motivated sellers of portfolios are preferred, compelling single asset acquisition opportunities are always considered.  Product must be branded or have branding potential and the most attractive opportunities tend to fall in the 90-250 room range (per asset).

In addition to our domestic strategy, we have a long term focus in applying our acquisition and development model in emerging markets across the globe.  We are always open to entertain conversations with entrepreneurs looking for a strong capital and operational partner for compelling global strategies.  Target markets include, but are not limited to the BRIC nations.

Student Housing

BMC works with a consortium of capital providers and operators to pursue student housing acquisition and development opportunities across the US. Our team will also work collaboratively with academic institutions to offer creative solutions to finance and deliver housing to their growing populations.

  • Student Housing as a product type addresses 3 primary audiences:

    • The college or university

BMC considers Senior Living a primary focus of its long term business plan. BMC pursues Senior Living acquisition and development opportunities across the State of Florida.  Sites for our acquisition criteria and proprietary development prototype are typically anchored by a larger institution such as a hospital or university.

The combinative knowledge of real estate, hospitality, healthcare and institutional politics is extremely rare, which makes operational and development capacity in the space of great value to a variety of clients.

Underwriting and Valuation Analysis

  • Established on a foundation of strong knowledge of the horizontal development process, BMC continuously dashboards development and redevelopment opportunities in South Florida stretching from Orlando to Miami.
  • While deep underwriting tends to be the responsibility of our clients, we can offer reliable “first blush” feasibility and competitive analysis on a wide range of opportunities.

Development Process Management

  • Procurement of additional entitlements, upzoning or variances as needed
  • Formation of public-private partnerships
  • Property marketing campaigns and lease negotiations

Special Projects

Taking great pride in our ability to solve difficult problems, we are always open to explore new frontiers. As BMC focuses on off market transactional opportunities, our business development capabilities allow us to identify scalable/replicable opportunities on a frequent basis.

Our deals classified as special projects have included, but are not limited to:

  • Development or transactions of large land tracts (above 5,000 acres) and agriculture leases  (minimum size of 1,000 acres of contiguous land)
  • Single home portfolio dispositions (minimum of 100 homes)
  • Dispositions of homes with intrinsically attractive characteristics such as having historic or unique geographic value.
  • Multifamily transactional opportunities with an affordable housing dynamic.
